I am recommending the book Find It, Fix It, Flip It! by Micheal Corbett if you are interested in any kind of property rehab.

I have found the information useful in Vernal, Utah Real Estate.

Tulips..Plan Ahead

What is a more beautiful site then bright tulips in the spring, or spring coming and going on its way to staying. (Maybe it is like us getting out of bed in the morning and the spring just keeps turning on the snooze button.) Vernal, Utah is often this way.
Plant tulips and you will get the reward in a matter of months and then for years to come. Don't put it off this year.
This photo reminds me of the great sights I will enjoy soon.
If you are thinking of selling your home anytime in the next few years you will provide an invaluable setting for a spring showing with tulips in bloom.
Your buyers will be thrilled at the idea the tulips are already there and time it will save them when purchasing your house.
Enjoy the tulips you see this spring and then plant some more for your yard in the fall.
Just Do It! You'll Be Glad!

Vernal Utah Foreclosure Rate Low

The number of foreclosures nationally has risen but the economy in the Uintah Basin has been good. Lacey McMurry reports in the Vernal Express that the RealtyTrac Company places foreclosures in Uintah County below the National and State averages
In 2007 .05 percent of all households in the Uintah Basin experienced foreclosure or default notices with the Utah State average of 1.1 percent of all households and a national average of 1.77 percent of all households, according to RealtyTrac.
The job opportunities are plentiful in the Uintah Basin. We have a high number of homes on the market as I have stated before due to over building of higher priced homes. The Basin is now a buyer's market.
RealtyTrac’s 2008 U.S. Foreclosure Market Report ranked Utah 15th in the nation. The Beehive State had 4.99 percent more filings in January 2008 than in January 2007.
The market in Vernal, Utah is strong and will weather the storm in Real Estate. Study and benefit from the current conditions.

Evaluate and Then Invest Vernal, Utah

Now is a great time to invest in home ownership. Are you going to be in the same location for the next five years? Are your finances in order and credit good?

The housing prices and interest rate are in a short period of down turn. Since the exact moment to best purchase a home cannot be predicted now may be time to evaluate your financial situation and invest.

In Dan Kadlec's article in Time Magazine Titled "Ignore The Headlines" he compares an example of purchasing now as opposed to waiting a year. The fact that the interest rate likely will be up and the price of the home may be down points towards no benefit in waiting. Your payment may be similar without enjoying the earlier period of ownership.

Pay attention to the facts not the headlines when hearing the media scare us about the real estate market. If you are in a good financial situation then the fact that the market is in its current condition means it may be a positive move toward investment.

Supra Electronic Locks For Real Estate Are Great!

If you have not tried the electronic locks in your area you might want to check into them.
Our main area of Vernal, Naples, Maesar, Utah including all of Uintah County started using them this year. Some agents have chosen not to use them yet and it is extremely inconvenient! Hoping they all will get on board.
I for one thought it seemed too expensive and that the (very) old ones we had were just fine. Wrong!
I am so glad I signed up for them at the less expensive entry price offered to us and I am now converted to the electronic locks. They are easy to use and the information for the agent accessing is stored in the lock. We are not to enter without permission first!
They make it safer in the fact that there is not a code on the mls or anywhere that can be used by someone not authorized. The agent has their own electronic key and are not to let other agents use their key.
The information on the Supra Locks is found at http://www.geindustrial.com/ge-interlogix/companyinfo/supra_profile.html and the web page with the specific lock information is http://www.geindustrial.com/ge-interlogix/supra/supra_re_keyboxes.html .
I recommend them!

Housing Market Vernal Utah

Vernal Utah Current Real Estate Market

As a need-driven (rather than investment-driven) market, the Vernal, Utah area Real Estate Market is currently much different from the rest of the United States.

Since 2005, the Vernal area has steadily increased in number of sales and price of real estate properties. This has led many developers to look for land to buy and entitle for subdivisions, which they intend to either build out or resale.

Many builders built homes in the $250,000 and up price range. This created a rise in inventory of homes for sale, since many of our buyers are looking for more affordable housing. However, in the last month the inventory has started to move downward toward a more reasonable amount for our market

Vernal is in the heart of an area with an abundance of “in demand” energy resources – oil, natural gas and oil shale. Major companies are continuing to expand their production and number of employees here. A surge over the last few years has led to rising rent prices, which have benefitted many property owners. In fact, the scarcity of rentals has forced many companies to house employees in motels until more rental spaces become av ailable.

Another factor benefiting the Uintah Basin is the new Utah State University campus. Affordable housing for students and professors will soon be needed. The new campus has also given community leaders the incentive to make plans for road improvements and other community facilities on and near the campus. This will stabilize the housing market with future growth.

Vernal really is a great place to live, build, buy and invest. I am looking forward to statistics on sales for the current month and quarter as they will continue to be encouraging. Keep checking in! I will post the new stats as soon as they are available.

What Do Home Buyers Want?

What Do Home Buyers Want?
08 Feb
Author: FSBOJane • URL: http://www.fsbojane.com
as Real Estate Investing, Real Estate Market
var addthis_pub = 'bigp';

I was thinking this past week: what is it that home buyers want? Of course, each individual is different and has specific needs. But overall: are there general themes that dictate what buyers are looking for right now?
If there are, think of the potential power in real estate investors’ hands: We’d know what we should buy, because we’d know what they’ll buy from us. We’d know what kind of improvements are worth investing in, because we’d know what adds value in a buyer’s mind. We’d know, essentially, what really matters.
So, what say you: Are there all-important aspects of a home that are definitely a worthwhile investment and a fool-proof key to adding value today? What convinced you to buy? What convinced a buyer to purchase your property?
Not sure? Maybe a look at some expert opinions will get the ideas flowing:
HGTV:
”10 Things That Make Buyers Bite”: Stainless steel appliances, hardwood floors, updated lighting, organized closets…
About.com:
”Trends for Home Buyers”: Pre-WWII, Mediterranean and Mid-Century styles, modern or mint-condition kitchens, fancy bathroom fixtures, earthy colors, open floor plans…
Chicago Tribune, citing Mark Nash (whose in-the-know list made it to over 500 publications and web sites):
“What’s ‘in’ for Real Estate in 2008”: concealed kitchen appliances, bathroom televisions…

New Utah State University Campus

We are proud to let everyone know about our Utah State University Campus. In the past we have been growing as an Extension of the USU. With a large parcel of land donated near the Uintah High School for a local USU Campus we are on our way. Donations for several buildings have gotten us off the ground to a great start. Community growth will continue.
One of the obvious thoughts to go with the campus is student and professors housing. There are great pieces of land to embark on such an adventure. I have spent alot of time with developers on such pieces and would enjoy sharing my thoughts and ideas with others.

Rental Market

Rentals are a prized commoditiy in our area. Companies need to rent the Motels for housing their employees and the rental properties have only a slim to zero chance of staying vacant.
Find a good deal on a property in the area and start your own supplemental rental income. There are several Property Management Companies ready to assist in making this easy for you.
