Housing Market Vernal Utah

Vernal Utah Current Real Estate Market

As a need-driven (rather than investment-driven) market, the Vernal, Utah area Real Estate Market is currently much different from the rest of the United States.

Since 2005, the Vernal area has steadily increased in number of sales and price of real estate properties. This has led many developers to look for land to buy and entitle for subdivisions, which they intend to either build out or resale.

Many builders built homes in the $250,000 and up price range. This created a rise in inventory of homes for sale, since many of our buyers are looking for more affordable housing. However, in the last month the inventory has started to move downward toward a more reasonable amount for our market


Vernal is in the heart of an area with an abundance of “in demand” energy resources – oil, natural gas and oil shale. Major companies are continuing to expand their production and number of employees here. A surge over the last few years has led to rising rent prices, which have benefitted many property owners. In fact, the scarcity of rentals has forced many companies to house employees in motels until more rental spaces become av ailable.

Another factor benefiting the Uintah Basin is the new Utah State University campus. Affordable housing for students and professors will soon be needed. The new campus has also given community leaders the incentive to make plans for road improvements and other community facilities on and near the campus. This will stabilize the housing market with future growth.

Vernal really is a great place to live, build, buy and invest. I am looking forward to statistics on sales for the current month and quarter as they will continue to be encouraging. Keep checking in! I will post the new stats as soon as they are available.

I was thinking this past week: what is it that home buyers want? Of course, each individual is different and has specific needs. But overall: are there general themes that dictate what buyers are looking for right now?
If there are, think of the potential power in real estate investors’ hands: We’d know what we should buy, because we’d know what they’ll buy from us. We’d know what kind of improvements are worth investing in, because we’d know what adds value in a buyer’s mind. We’d know, essentially, what really matters.
So, what say you: Are there all-important aspects of a home that are definitely a worthwhile investment and a fool-proof key to adding value today? What convinced you to buy? What convinced a buyer to purchase your property?

New Utah State University Campus

We are proud to let everyone know about our Utah State University Campus. In the past we have been growing as an Extension of the USU. With a large parcel of land donated near the Uintah High School for a local USU Campus we are on our way. Donations for several buildings have gotten us off the ground to a great start. Community growth will continue.
One of the obvious thoughts to go with the campus is student and professors housing. There are great pieces of land to embark on such an adventure. I have spent alot of time with developers on such pieces and would enjoy sharing my thoughts and ideas with others.

Rental Market

Rentals are a prized commoditiy in our area. Companies need to rent the Motels for housing their employees and the rental properties have only a slim to zero chance of staying vacant.
Find a good deal on a property in the area and start your own supplemental rental income. There are several Property Management Companies ready to assist in making this easy for you.
